depends your time scale for "long term trend "
be nice to see a broker report on competitors and how they are performing against DDR over 3 years and 10 years time scales and how much market share they have captured .
This is also not just about historic trends it is also about future expectations , and possibly concerns with the age and sagacity of those running the company
