Was reading about housing recently - apparently one of the factors is that since COVID, people have wanted more and more room in the houses they live in. So the average density has dropped from 2.55 people per house to 2.48, or by about 2.7%.
Doesn't sound much, but when you expand it to 20 something million people, it's quite a few more houses required.
