    again, you are discussing an industry with a culture all of it's own

    take time, document the buildings you see - take pictures, take pictures of things like frames, roofs, foundations - note pest control, look closely at windows.

    then - head overseas - look how new houses are built - France, maybe Finland - whilst Finland is cold and Oz hot - many same principles apply for keeping heat out and heat in

    Look very closely at the windows in Oz and the windows overseas - it's a revelation.

    Oz house culture - is cheap materials, inefficient performance and very high price -----
