    Yes I understand....tax loss selling is a ridiculous point of sale. MGR are ahead of the curve I believe, I develop property myself and I onsell 60% before I move any dirt. AUD is becoming favourable on the LIBOR and there is no shortage of funds available for Australian property.
    90% of enquiries are ASIAN based, not exactly sure why they are so interested again but my margins are healthier than they were 3 years ago.
    Data centres is a nightmare as you have to include energy of a ratio of 10 to 1, at least here on the Gold Coast.
    MGR said they are looking at their own energy grids for their stand alone. So a 30% reduction in underlying costs goes straight back to the investor.
    A very over looked REIT.
