Slowly buying here... Whilst I believe the interest rates are still going up this year, I also believe we are closer to a peak and rate stability rather than going up indefinitely. The catch 22 here is when the eventual decline will occur... however, 4-5-5% premium on the 10-year bond looks attractive, capital gains apart.
