nugget64...i dont want to go into your description of a 'lower end babyboomer' however i will point this out for your perusal:

1)everyone in the world wants to come to live in Oz
(chinese,english,indians...you name it)
2)we have barely enough properties for ourselves
3)interest rates are at the lower(st) end of historical stats

and yet, houses are getting cheaper, half of auctions dont get a SINGLE bid and 0.5% raise in interest has caused all this ?

is there a chance that SHORTAGE never existed ?

oh yes, i forgot to mention that there is a record low number of people living in Aussie households and building industry is slowing and the LOANS are also slowing !

do you think that you could be wrong in assuming some of that stuff?
