The most damning is the 'mistake' of not adding the 2 closest properties on the submission and claiming instead the nearest was some 2-3km further away. That will hurt as the council hate that sort of thing.
The water is also an issue especially if there is a shared source.
The rest can be worked around - the traffic will be an issue - but resolved with 'traffic management devices' - IE Traffic Lights at the site entrance / exit as you wouldn't want to be doing 130km down that straight road and have a 3 wagon truck pulling out. But that will cost AVL, and take time.
The notice has been taken down now, but I saw on it before it went that 6 proposals to assist the submission had to be referred to the appropriate ministers for approval - and then carried out.
Even if it gets through in this form, it will IMHO have quite a few amendments attached to it. Good luck.
