1 million extra homes in the ACT! That's such an amusing thought, I felt compelled to do the maths!
Given that 46% of the ACT's 2,358 sq km is Namadgi National Park, that leaves 1,273 sq km of land for zoning, and a fair percentage of that is already built out. 2021 housing data from ABS counts 187,153 existing dwellings, so average non National Park area per dwelling is currently about 6,800 sq m. Add another million to 1,187,153 would reduce that average to just over 1,000 sq m. That's not block size, that's including area for access roads, shopping centres and other public space.
ACT is so squeezed for housing space it is already looking to push into NSW.
