If we get a dividend upgrade, we can go above $1 easily in current conditions

I have a target of $1.30 with current 4c dividend when rates are priced at 3%
That target increases to $1.65 if we ever get the dividend to 5c per year at 3% rates.

If rates eventually get to 2% again I'm looking at $2 & $2.50 respectively for 4c or 5c dividend prices

Who knows what the future holds
A lot of "if this" & "if that" so nothing is certain

The market will be fine for a while yet
Am I going to worry about SRG because nvidia dropped 20%?
Absolutely not

I guess we'll see if markets get worse or if we are back at record highs by the end of the year
