Residential is a relatively small proportion of value to MGR as a stock. Isnt it better to own a more pure play resi stock like Peet if thats the exposure you want?
I also see the market undervalues the resi bit as its hard to forecast - I always thought it would be priced a lot better if the resi bit was seperate.
