One of the reasons REA may have such a high pricing power in Australia : real estate agent commissions are quite low in Australia.
The average real estate agent commission in Australia is between 2 % and 2.5 % (source : REA in Aug 22). My personal experience is that we can get much less than 2 % in metropolitan areas.
This is to compare with an average commission of 5 % to 6 % in the US (source : Forbes Sept 23) and commissions at 4 %+ in France.
