want to preface this with I own and am positive but I think the main negatives are: the leve of gearing at 40% is higher than average for an lpt, need greater market activity and lower interest rates which currently makes it ex-growth in current environment, will/may need to buy more properties, health scope overhang worries about leasing risks (overblown imo). Just some thoughts. Perhaps some of the above will be resolved in 1-2 years. Latest confirmation of distribution at 8cps is positive and puts a floor under it.
