I think online advertising would be about ~25% of the cost on a SYD/MEL house sale, yet generates basically all the interest in the property with agents essentially just acting as a secretary for those leads?
The commission rate is a function of the value of the house, Australia has a very expensive property market. A low value property would require a higher commission rate for it to be worth the time of the agent.
