The issue is that operator asking for rent relief at a time when interest rates are high and at least in Australia they are going to stay high for sometime will directly impact REIT.
Also, if operator windup business then what happens because this hospital are mostly close to other public hospitals so government not just going to rent another hospital so there is more to the story then what BCG talks about.
