I'm looking at these large discounts to NTA for ARG and AFI in the same way. If I'm buying ARG and not planning to ever sell, then the future share price is almost irrelevant to me. What I'm essentially buying is a perpetual stream of dividends at a discounted price. With an ETF holding a similar basket of assets (like VAS) I'd be getting a very similar perpetual stream of dividends but paying a higher price (ie full price) for it up front.
