468 St Kilda Rd Melbourne was valued at $62m independently according to the latest 30 Jun 2024 presentation. For them to sell at $41.75m could either mean that the valuer was way off its valuation or the manager more than anxious to sell and close AOF ? Whilst everyone will understand that the office market is facing a very difficult time at the moment, would this 33% haircut represents a desperate fire sale which may not be in best interests of the small individual holders ?
