According to the laws of supply and demand going around since Adan Smith's time, prices must be falling for two reasons:
1 - Because high prices are forcing people to look for alternatives (substitutes), and
2 - Because high prices have been causing builders to look for new and cheaper and more efficient building materials and construction processes.
The substitute.
The cheaper and more efficient method of construction as exemplified by the disastrous structural problems at Mascot Towers, and to a similar extent, Opal Tower in Sydney Olympic Park.
But all these problems are about to be eliminated thanks to an extra dose or two of deregulation.
