An AI can do the search work for a buyer, but the seller still has to post their listing somewhere. Surely a portal is the easiest way to make your listing available to search, whether it's old-fashioned Google or newer AI. The difference is that the AI agent may be able search regularly and notify you of new listings and could filter or prioritise better based on price, location, condition, attributes, etc. Still need a listing somewhere to reveal all these parameters to the AI and a landing page when the AI suggests it.
Related note, I was discussing FDV with a savvy friend who said that network effects mean that the #1 portal in a category dominates its market. Most of FDV's titles are #1 in their category / geography.
