what is a collapse? I bought a property in hastings street scarborough perth in 1980 for 27k, in 1983 I was told I would get 25 k for it. It was a down turn in the market but hardly a collapse. I sold it, myself (without real estate agents) in 1993 for 148k. its now probably worth about 380k with property you have to be patient its not like punting on the stock market and you don't have to believe all those advisors either. if they are so clever why are they trying so hard to sell their share market tipping schemes to the punters? if you invest in real estate remember its long term and also that they aren't making any more land so its a finite resource in our lifetime.
