My friend, there are professionals who would lease your place with fake bank statements and fake rent ledger and will not pay rent. Then they ask for money to get out of your house. You are lucky if you are able to kick out within one year. Loss of rent, legal charges and repair costs becomes average person's yearly income. For example my tenant told tribunal that her husband dumped her and she was not aware that rent has not been paid. Tenant was given extension to vacate after Christmas as it will be distressful for her in that time. Poor landlord is paying for tenant's Christmas and then they say, rental market is tight. People are not investing.

During my time in RE I formed the opinion that only about 3% of people walking in the door could be suitable as tenants
I have no illusions as to the activities of some tenants
But I still maintain that if you do the job properly you can be successful (as I was)
