Good tenants always get discount. When I was a tenant, after 1 year of being tenant landlord said to me, "I know there is increase in rent in the market, but I am not raising for you as you pay rent always on time. Same with my tenants now. I know market value of my property is around $500 per week, but I am charging $350 only. I can not risk having a bad tenant. Earlier I had a bad tenant. They worked on cash so that they can claim social security. Takeaway junk was everyday dinner for them and they were pennyless. Spent around 1 year to evict them when they stopped paying rent. I was down more than 75K. Now I invest in commercial only as rent will be my retirement income.
