I have an apartment which I have in the Letting Pool. The apartment is on the Sunshine Coast and being relatively new and having an ocean frontage is in high demand. This is a convenient arrangement for us as we live in another state and only visit during the winter months. The issue that I have is the high level of wear and tear we are confronted with when we arrive for our holiday break that requires me to patch and paint walls, clean furniture etc... On our departure and return of the apartment to the Letting Manager, we leave it in good shape. I would have thought that when we return to our apartment on the next occasion it should be presented to us in the same condition as we left it. The easiest thing would be to withdraw it from the letting pool, however I rely on the return to cover the expenses. My question is, Is this a common thing and is there anything one can do to better manage this situation. Our Letting Agreement does not cover this type of thing.
