If the market values change then the cap rate & gearing ratios change. YEP
If operating income changes then the debt levels change unless you cut the distributions. YEP, DONT THINK THEYD HAVE A CHOICE (OTHER THAN TO REDUCE DISTRIBUTION) UNDER DEBT COVENANTS.
So the cap rates, market values, rents, gearing ratios & distributions are all linked. LINKED YEP. JUST WANTED TO CLARIFY WHAT “CAP RATE” ACTUALLY IS. NOT SPECIFICALLY IN REFERENCE TO YOUR POSTS.
