You dont have to have it set up by them, they are simply providng the funding for the loan.
Again I stress you dont have to use their lawyers or setup a fund with their help, they are simply offering the service of funding your loan, with an option to have lawyers accredited with them setup the fund for a set fee.
Yes im sure you still would get your own legal/accounting advice.
