The key point one can glean from this is the fact available space is being locked up...

We will be facing an export capacity ceiling up ahead...so this deal puts an interesting measure on the value of port space now, let alone in years to come.

The Adani Group have now given us a benchmark...for example, we can assume a 10mt/year "space" might be worth about $400m on similar terms.

Of course, as you gradually get smaller, the premium on the space grows due to competetion from many more potential buyers.
