minus funds to complete buy side
minus loan interest
minus fees
minus running costs
minus sell side fees
plus rental income
minus tax on profit
= over 2 years, not that good imo
obviously don't know your friends circumstances but using it just as an example for many people i know that are borrowing to play this property investor game. i can think of many investments that would have given better results, given the capital outlay.
i still can't figure out why people think its worth taking on such a large risk for such an average return on capital.
