    I agree with what you are saying.

    Thats where weve looked through all the noise coming from the markets and havent been deterred from bull^&#* propaganda from the work experience journalists about Centro.

    Hajji, I hear that cap rates are blowing out to 20% and supermarkets are running out of food. So much for CER being so reliant on Coles and Woolworths! It's all over. Anarchy is on its way and we cant stop it!

    Even if a GFC2 is on it way, commercial property prices plummeted already in a big way and are yet to recover. Centro's cap rates blew out more so than other REITs due to going concern issues. CER's centres are still 99.5% occupied and enjoy strong rental growth.

    Its a different ball game now for us. Our leverage will be a non-issue and there are plenty of cost cutting benefits that we can draw upon with the pending demise of CNP (we will manage our own properties) and plenty of synergies should an amalgamation with the managed funds occur.

    Havent sold and dont intend to for a very very long time yet.
