Dave old son you have missed a few things in your sum ,because of lack of building there is a shortage this has to be taken up .Many people want to live in a certain area especially in capital cities this puts apremium on houses in the sought after areas ..back to the three rules of real estate LOCATION,LOCATION,LOCATION ...This is resulting in outlandish prices still being obtained for homes in sought after areas of capital cities
