If I make an offer prior to settlemenet it would be subject to settlement completing on this property. I agree, things can happen, they could cop it in an accident etc.

I've asked a few agents about the market in the south of WA and they've amazingly consistant. Bad market for sellers, too many listings, must be prepared to look at what they might consider very low offers. Builders hanging out for work and offering good prices, fast build times and even quality now the cowboys have been let go. In fact they've been so negative I've actually wondered if it's time for a breather, hope not from my selfish perspective.
