    Rural land in this area might only allow you to subdivide if you own more than 70 or 100 hectares. This might land might cost you about $700 000. However, if you sit on it for a few years, when you go to subdivide (cost of about $5000), you should pay off your mortgage and have money in the bank. Land is doing very well down there as WA people know.

    I know of someone who managed to subdivide their farmland into 5 hectare blacks and sell them off at about $ 250 000. He made a mint.

    It is really, really careful to read up the rules governing the particular land. You can get this info from the Margaret River and Busselton Councils.

    Research well.
