As an investment property owner once myself, the thing that is going to scare the wits out of countless people across the country is not how dismal the already fudged auction numbers are from the REI, the huge deluge of supply and rapidly shrinking demand, whether rate will be hiked next month BUT when and how many rate hikes are coming.

The uncertainty is the gut wrenching part that will take the toll on the market and spike to fear level to another level.

If I were a property player now, I can imagine being totally preoccupied with the dauting prospects punching the calculator on the kitchen bench and ask "Do I sell at a huge discount to salvage what's left?" "Do I hold on boldly clinging onto baseless self-serving bullish comments of the ususal suspect in the media or RE forum contributors - who are in the same boat - stuck ?"

"Do I throw away that perfect retirement dream (mirage) that I have nurtured for many years and accept I made one mistake that I can't afford to"...

I don't know. I am feeling a bit numb just thinking about it.
