Good post. one thing forgot to mention is that in the US the Banks wear the loss from a default. If the borrower walks away from property the banks sell property and take the hit. In Aus if you default the banks sell the property and chase you for the loss. Less tendency to walk away in Aus, so no huge numbers of foreclosures. Interesting theory about students and could certainly affect some markets.
