Kincella yes I do manage every aspect of my properties myself from the maintenance, to the selecting of tenants and dealing with the trouble makers. And yes I don't focus on capital gains as I am building income streams. That said while I don't focus on capital gains I am confident I will receive decent gains over time due to changes in the areas I have invested in. My investment properties are the long term aspect of my investment portfolio.
I also have a significant amount of funds invested in the stockmarket in spec shares which I hope to make significant gains over the shorter term. This is my higher risk part of the portfolio but it also has potential for higher gain.
Reality is a well rounded investment portfolio needs both investments. Exactly how and what you invest in though comes down to your own personal risk profile.
