Get a mate to offer them $225k then listen to the crap the agent feeds you about the urgency to act now as there are other people putting in offers. Tell him to sell it to the other party, sit back and wait for him to call. It's a buyers market, balls in your court. If you miss this one another bargain is just around the corner.
