state taxes crucify developers

    Allan Jones this morning..talked to a developer...he bought the land north of Sydney, he paid for the rezoning to provide 355 hectares..lets say that will be 1420 1/4 acre blocks...
    the state govt...involving several different departments, demand 125 million before he can go ahead...
    the banks will not lend him the money....to pay those costs to begin with...that is before he pays for all the internal roads and infrastructure...

    so is my calculator malfunctioning or what...
    125,000,000 / 1420 = $88802.00 per block

    that is in addition the the cost of the land, costs of rezoning etc...
    so how on earth can developers make any money...or enticed to make land available...when the govnut gets, demands upfront payments..before it can take place...

    in the old days, when land and houses were cheap....there were no such demands...nor the scale of the costs....
    local councils demanded money for the cost of roads, sewage etc....but nothing like this
