Land banking /Hoarding , leak release practices of those permitted to run their own regimes largely unrestricted for years
Land developer Profit margins,repeat Mark ups upon these historic profits, over, & over again & again. compunding in effect
Council & local Govt/multi levels of over-governed "urban planning" costs, red tape & beuracratic BS , also consolidating in the base cost of land, repeating itself with each of the sale-developemnts procesees taking place...
