Renting it "privately" including "utilities"???? Does this mean he has structured the arrangement so that rental income is not declared?
If this rental arrangement is declared to the ATO then there are additional cost/benefit matters to be taken into account when considering the sale or otherwise of the unit:
- CGT
- tax benefit, if any, of negative gearing
- opportunity cost of rental outlays
Other factors come into play aswell but these are the main ones.
