The answer to your question depends on what you think the unit will sell for next year, or the year after, or the year after that.

My guess is that our little landlords in Aussie are going to get a harsh lesson in reversion to the mean over that time and prices will go back to the mean - i.e. less than the 2008 purchase price. After all, when average income families can't buy average property there is something seriously wrong.
