If you buy a house for $500k and you sell it for $450k you've lost money. Using the rent increase argument is pointless. Its like saying RE agents are in business for the property management returns. It's not what your in business for. No one risks hundreds of thousands/millions of dollars of someone else's money to make 4%. People dont buy investments for that reason. Dont be fooled, it's all about growth, the only time you hear about yields is when there's no growth. Its a self -soothing mechanism for the worried owner. Why take the risk in a falling market. My accountant told me early days " your first and main focus is to make money, let me worry about the tax implications." Good advice.
