    Two fundamental problems.
    1. 6% interest is historically low which can not be relied on. We are still in the last stage of the credit bubble.( America's near 0 rate). it is going to change from 2013. 30% of our funding is from overseas which our government and banking system have no control.
    2. Rent level is highly geared to China which is doomed to fail in next a few years. majority of 160,000 chinese students are going to disappear, so is the mining boom. unemployment is going to rise. thousands of tenants could disappear overnight just as what happened in America( move back to parents).
    My opinion is: if you can cash it in now, do it. no later than end of 2012. after 2013, you are risking losing all your deposit.
