plus it is interesting, the bears scoff at the idea, that an investment property generally returns on average 5% as a rule of thumb... that is too low they say...
and one should forget about capital gains, year in year out....that is all so in the past, it is useless... you will never see another capital gain on housing for at least a decade
so on that basis, housing is the worst possible investment, one could make....
there are far better ways to invest the money
yet if you click on any of the bears history, not one of them has a share that is in the top 100, nor that pays a dividend....
they are all into penny dreadfuls....
and have a guess, how they will make their fortune....
you guessed it, they are reliant on a capital gain on a penny dreadful...
it will become a 10 bagger, or a 100 bagger
amazing, a zero annual return on a penny dreadful is far wiser than 5% on a rental property
and capital gains are only possible on stocks, not property
as for a roof over their heads...forget it...renting will save them so much capital...that they will make a killing
the interesting point in all of this...while housing keeps pace with inflation and rising, the extra money is invested in the stock market....
the stockmarket never goes up, while the housing market goes down...
but the housing market can rise, while stocks flounder
ie, the safety of bricks and mortar
and yet everyday , without fail, they watch their stocks move 1-3%, up or down, or roundabout....and being manipulated to the hilt, purely on the games the hedge funds play...
the hedge funds are really good at mind games...
the adrenalin fix, eventually runs out, about the same time
as the losses take out all of the available funds...
ps, no offence to the investors, who practice a diversified portfolio, with a mix of safe assets, with some high risk plays....and the intelligence to know the difference
