I am not even sure why this is being debated at all...
I have made some great gains in industrial property and also on the share market. You can make money or lose money on both...the big question is where is property in general going over the next decade. Residex predict property to increase about 3.5% pa over the next 5 years. if this turns out to be the case then property will be a bad investment but just like shares there are always exceptions to the rule being to the upside and downside...
I wouldn't touch property with a barge pole right now as I don't see value anywhere. This will change in the future I think as yeild improves.
