You need to be aware that there are pro investors and mum and dad, common everyday investors. The common investors follow the herd. Right now they are scared and not buying in most areas. When the herd get a sniff they start buying the cheap stuff because of perceived value. Units and houses in cheapo lower socio bracket areas. Yields are what they look at and capital gain is what they dream of. I do not know about other areas but in the last month the herd have got a whiff, look out. Pro investors give the herd what they want and move on.
