    molonski I disagree that you have to always have a managing agent, all you need is knowledge of the the tenancies laws etc most of which is all online these days and very easy to access. Then secondly you have to know how to be tough with those tenants that are starting to go off/or have gone off the rails. Admittedly it is not for everyone especially if you are dealing with property in the rougher areas as when dealing with troublemakers you have to appear to be the toughest one there. Agents may reduce the problems you directly experience but at the end of the day the problems will still exist and how the problems turn out will always come down to the quality of your managing agent.
