I keep going over in my head, what is going wrong, am i missing out on anything in my investment thesis.

I know that 1000% for a fact that the chemical process works. The process needs time and can range from 4 month to almost a year worst case to reach perfect state of equilibrium and 11 000 tonnes of pure super high quality REE. Keep in mind this applies to all REE start ups when they go from exploration to a final working plant.

I know that the sovereign risk of Lynas is going to massively decrease after the Malaysia GE election and BN is the favourite to win and we can all see here that SMSL is starting to slowly sufforcate and die. Fuziah Salleh has also quietly stepped away from the Lynas issue.

We have the best people in the world starting up and running the plant Rhodia.

That just leaves the following unknown which is MY RISK that i am taking:

1) Cost of production
2) No demand for Lynas products.

And yes you are right at $4, I will be making 7 figures and so if she choose to leave me which is my worst case and this works out i can afford a Miss Hong Kong.
