NextDC at least initially will be buying real estate, some off-the-shelf high end networking and server gear, setting suitable amenities on premises like Air con and uninterrupted power supplies and then selling data hosting service.
NextDC business is a lot easier to replicate.
To non-technical people the two businesses may look the same but they are totally different by risk profile, customers and so on.
