That's awesome. Buying properties without factoring in capital appreciation is the safest way to invest in them I reckon. Too often, investors relies on negative gearing and hope of high capital gains. That might work out too, just don't over-extend so that they can survive the downturns. Unfortunately, I've heard of too many stories of investors not being lucky or able enough to survive the downturn.
I mean if the price is at such a low level that a reasonable rental income would pay for itself, or pay with only a small additional contribution from the investor, then yea, that's the sweat spot. Then if luck goes our way, those outer fringes might eventually get a major infrastructure upgrade, a shopping centre etc. Anyway, preaching to the expert here so ignore what I said if it's insulting.
Renting to the unemployed? So you just take their welfare payment? Safer than a salary nowadays I guess![]()
