Rental yields would have to improve substantially to make residential real estate investment an attractive proposition for businesses. The most likely market for this would probably be apartments and that's been destroyed by strata changes.
People like Mirvac use to build, sell, rent some units out and do building management/strata. But they can't run the strata side of the business any more which is where they get their economies of scale keeping it all in house.
