That's not what you said the first time.
There is no extra 10% of the project, it's just 10%. And the point of putting up the extra 10 % prior to the 12 months expiry is that if the company makes a profit within 12 months he will get a ROI of 20% not 10%.
And finally, last time I checked 51% gives you control of a company, not 10%.
