You've calculated incorrectly..distribution of 7.7c was on previous market cap not current. If on current market cap the previous distribution would have been 6.3c (-17.9%).This equates to approx 9.8% distribution yield on current sp. However these are from earnings pre2019..it will take some time to return to those levels.
i have been in this stock since 2008..i am confident, if Covid Outbreaks are managed well, and, a successful vaccine is issued early next year, vcx will be back to those levels within 12-18 months from now.
